The project is one of a host of ventures that have broken ground recently that will eventually add approximately 1,800 new housing units here, according to city officials. The Residences at Jefferson Place will transform a 3.8-acre Mamaroneck Ave site into 281 rental housing units and some retail space. The units will be a mix of one-, two- and two-bedroom-plus-den apartments. The size of the apartments will range from 750 sf to 1,250 sf, priced at approximately $2.70 per sf, according to JPI officials. Therefore, the smallest market rate units will be priced at approximately $2,025 per month and the largest will incur a monthly charge of $3,375.

Jack Englert, vice president and area managing partner for JPI, said the company is now attempting to finalize its financing for the venture on a parcel that has been vacant for more than 30 years. The firm is also studying other sites for additional luxury rental projects in Yonkers and the Mount Kisco area, Englert noted.

"We are extremely excited about this opportunity to create a much needed market rate development in the city of White Plains," Englert says. "With the cooperation of the city of White Plains, together we have enjoyed a successful partnership and look forward to beginning the next phase in completing this project."Among the county and local officials who attended the groundbreaking were: Westchester County Executive Andrew Spano, White Plains Mayor Joseph Delfino and members of the city's Common Council. The project will feature 237 apartments in an eight-story building and 44 units in a three-story townhome-style structure with an attached four-story parking garage. The development will offer 16 designated affordable units. The complex will also feature a 7,300-sf clubhouse and 4,000 sf of retail space.

Englert says the company hopes to begin occupancy of The Residences at Jefferson Place in 15 months.

The project is JPI's first foray into Westchester County. Recently, the firm completed a 360-unit development in Fishkill (Dutchess County). The company is currently developing apartment communities in Arizona, California, Colorado, Florida, Georgia, Kansas, Louisiana, Maryland, Massachusetts, Missouri, Nevada, New Hampshire, New Jersey, New York, North Carolina, Oklahoma, Pennsylvania, Rhode Island, South Carolina, Tennessee, Texas, Virginia Washington and West Virginia. In addition, JPI provides leasing and management services to more than 24,000 apartment units nationwide and last year broke ground on more than 9,000 apartment homes across the U.S.
