Primary Strategic Alliance of Concord, CA is in the final leg of preparations for its first office location outside its homeport. The multi-level marketing firm has signed a five-year deal for 4,999 sf of class A space in the Plaza of the Americas at 600 N. Pearl St. in the Dallas CBD. The office opens Monday.

The Dallas selection stems from the firm's strategy to be in the Central Time Zone, Brian Cheek, vice president of Grubb & Ellis Co. in Dallas, tells GlobeSt.com. He says several sites were screened, but his client really wanted to be in the CBD. Mike Pierre of TrizecHahn represented the building owner, TrizecHahn Regional Pooling LLC. The high-rise's quoted rate hovers around $19 per sf.

Eric Gilbert, an associate of Grubb & Ellis in Dallas, signed Texas Business Imaging Systems to 4,319 sf of sublease space in a 24,325-sf building at the Valley View Commerce Park, located at 12920 Senlac Dr. in Carrollton. Gilbert acted on behalf of USOL Holdings Inc. of Austin, which has closed its Dallas office. Jim Ferris of Dallas-based Bradford Co. represented the tenant. Gilbert tells GlobeSt.com that the business equipment wholesaler has inked a deal for the balance of the three-year pact of USOL's research and development-flex space. USOL had fulfilled about half of the lease term for the American Industrial Properties structure.

Build-out is under way for a minor emergency clinic in Coppell's Magnolia Village, an under-construction retail project at 561 N. Denton Tap Rd. Move-in to the 2,748-sf facility is set for the end of November, Jerry Reis of Property Advisers Realty Inc. of Irving tells GlobeSt.com. Reis along with Jason Miller represented the Coppell Minor Emergency Clinic in the deal with building owner, Second Century Investments. Lynn Dowdle of the John Bowles Co. in Dallas acted on the owner's behalf.

National Cellular Investments is up and running in a 12,800-sf office-flex spot at the Trinity West Business Park in Grand Prairie's section of the Great Southwest Industrial Park. The tenant also leases about 16,000 sf in the Great Southwest at Fountain Parkway. The telephone wholesaler's new space is part of a 68,000-sf building, owned by OMO Investments of California. Reis handled talks for both sides of the deal at 2450 114th St.

Walgreen Co. has just moved into a 4,538-sf flex spot in the Gateway Business Center, located at 6015 Commerce Dr. in Irving. The spot is being used for the drug retailer's information technology department. Reis and Miller teamed on the talks with building owner Metzler North America of Seattle.

In Ft. Worth, Henry S. Miller Commercial's Jim Turano has negotiated a 5,280-sf lease for Tarrant Dialysis Centers LP. The tenant is prepping a site at Winn Dixie Northside Marketplace, located at 1978 Ephriham St. Jason Claunch of Dallas-based Makens Co. represented the building owner, Northside Marketplace W.D. '97.
