The property, located in the heart of Shelton's business district between Exit 11 and 12 on Route 8, is the largest contiguous block of flex/office space in town. Under its current configuration, the building is evenly divided between office and production space. The One Parrott Dr. building has been completely vacant since Pitney Bowes left several years ago.

New Canaan-based Cambridge Hanover is serving as the project's main developer. Sal Buono, SIOR, Frank Brown and Steve Makovsky of Cushman & Wakefield of Connecticut are serving as leasing agents for the property. Cambridge Hanover is seeking approval to convert the building to a flex office space property by creating a new entrance driveway, adding windows and a new lobby that will be linked directly with the existing 300-car main parking lot.

Plans are in place to outfit One Parrott Drive with fiber optics for high-speed data and voice communications, but the facility will also retain some of its original industrial features such as loading docks and high ceiling, company officials say.

"These renovations make this property ideal for companies with mixed-use needs," says Jonathan Garrity, principal of Cambridge Hanover. "It can accommodate high-tech, production and office uses. The location provides easy access to Route 8 and is close to area shops, restaurants, banks and hotels." Basic renovations should be completed by year's end, Garrity adds, and space is available for leasing immediately. Cambridge Hanover has developed flex office and warehouse properties in Connecticut, Massachusetts, Virginia, North Carolina, South Carolina and Florida.

Buono, a director with Cushman & Wakefield, adds, "Renovating a well-located existing building to meet the needs of a company is a smart way to go. Refitting can be a much more cost-effective alternative to new construction."

He adds that in the short time the property has been marketed as a flex building, Cushman has received a number of calls from local companies that could possibly relocate to the building. Since the September 11 terrorist attacks, the firm has received several inquiries from New York City companies about establishing a data center or redundancy operations at the One Parrott Drive property. Buono characterized the negotiations with potential tenants as "very preliminary" in nature.

Buono notes that the building is being marketed for use by a single tenant or as many as four tenants. The minimum requirement that could be served at the building is approximately 18,000 sf.
