The $60-million project, brought about by a congressional mandate to make the site financially self-sufficient, would revamp the eastern part of the protected land into a retreat with 350 hotel rooms, 25,000-sf of commercial property and a 2,700-space parking facility. Since May, three proposals have been designed that include fewer rooms and less development.
The Fort Baker Retreat Group LLC proposes to establish 156 rooms, some of which will be built in the historic buildings and others that will be conservatively constructed to fit into the surrounding environment. In addition, 20,000 sf will be built to accommodate meetings, a restaurant, wellness center and gift shop.
The Acquest/Benchmark Fort Baker Development Team's plan consists of 150 guest rooms, with 114 of the rooms in the historic buildings. The site will also accommodate 15,000 sf of meeting space, fitness center and spa.
The final proposal was presented by the Historic Restoration Inc. to create 227 lodging rooms -- 74 in historic buildings and 153 in new facilities. A 33,400-sf commercial area will include a meeting area.
The proposals are up for public scrutiny and park officials have appointed a panel of technical experts to analyze the proposals and recommend a top choice in December to the National Park Service. A development decision will be made in January but construction is not scheduled to begin until 2003.
