Jim Bryant of Keller Williams Realty acted on the trust's behalf. John Ferruzo, vice president, and Jason Whittington, principal, of Houston-based NAI Partners Commercial represented the seller, Seda Felsman.

Whittington tells GlobeSt.com that the trust was looking for a site to lease after outgrowing its other Bellair location. That search turned into a sale. He says the plan is to build out 17,500 sf for the corporate offices of their various businesses, including a computer support systems operation.

Seller Seda Felsman is leasing part of the 46-year-old, semi-dock brick building, but will leave soon. Then, Whittington and Ferruzo will search for a tenant for the balance of the structure in the near southwest submarket.

Whittington says many of his clients these days are weighing the pros and cons of leasing versus owning. "Rental rates have gotten to the point where it makes sense to own," Whittington contends.

In another deal, Whittington represented Integra Texas III, LLC in the purchase of a 53,274-sf tract at Windfern Drive in Pearland, TX. The buyer intends to develop a freestanding medical building on the acreage. David O'Farrell of O'Farrell Realty Inc. represented the seller, Floyd N. Brown Trustee.
