Mays Crossing, a 30-acre development, has frontage on Interstate 35 on the west and Mays Street, the main street that runs through downtown Round Rock, on the east. The new four-lane Mays Crossing thoroughfare splits the property north and south.

Houston-based Academy Sports and Outdoors has taken 68,000 sf for its first store in Round Rock. Its Austin stores are in the Balcones Woods Shopping Center at Balcones and Research Boulevard and Southtowne Center at MoPac Expressway and Texas 290 in the state capital's south submarket. Academy Sports has begun the process of obtaining permits from the City of Round Rock.

The Austin Area Teachers Federal Credit Union is building a new full-service branch on 2.27 acres fronting on Mays Street. The branch will have six drive-through lanes and two drive-through ATMs. Construction of the 5,400-sf building is to begin within the next month. The new location replaces one at Renaissance Square Shopping Center across Interstate 35. That branch does not have drive-through lanes.

Eric DeJernett, a retail specialist with NAI/Commercial Industrial Properties Co. in Houston, represented the building owner, MSP Inc. in both transactions. He also represented the credit union. He tells GlobeSt.com that the center is looking for junior anchor tenants for a 125,000-sf strip center for the development. There are also several other pad sites available in the development.

Interstate 35 through Round Rock has become a mecca of retailing for the fast-growing area. The La Frontera mixed-use development is south of Mays Crossing on the west side of the interstate and Boardwalk Shopping Center, anchored by a Home Depot and Office Depot, is south of the Mays Crossing project.
