TD Waterhouse Investor Services has signed a five-year lease to occupy commercial office space in the 9100 Wilshire building. The deal is valued at $1.6 million.

Doug Fine and Hunt Barnett of Insignia/ESG spoke for TD Waterhouse Investor Services. The landlord, Arden Realty Inc., was represented by in-house senior portfolio leasing manager Gayle Landes, along with Mike Geller of First Property.

The deal comes as recent research shows that West Los Angeles' overall vacancy rate stood at 13.1% in the end of the third quarter. More than 5 million sf of office space is currently available for lease, with an average rental rate of $2.98/sf, according to a third quarter report by Cushman & Wakefield. West Los Angeles' office vacancy rate was the lowest in the county, standing well below areas such as Central Los Angeles, which had a third quarter vacancy level of 18.8%.
