Mallia Law Firm is taking 5,384 sf of office space at One Riverway near the Houston's upscale Galleria. Jon Silberman, Cathleen Morgan and Drew Lewis of NAI Partners Commercial in Houston represented the tenant. Eric Johnson of Chicago-based Transwestern Commercial Services' Houston office negotiated for the building owner, Connecticut General Life Insurance.

Weeks Marine Inc. is headed to a 5,547-sf office at 11011 Richmond, in the city's Westchase submarket. Andre Granello of NAI Partners Commercial handled lease talks for the tenant. Sandy Benak of Granite Properties represented the building owner, Houston G.P.I. Ltd.

The Uptown Galleria submarket has 28 million sf with a 15.5% vacancy rate and no new construction. Experts agree the submarket is one of the weakest in Houston. Conversely, Westchase with 8.8 million sf and a 20.1% vacancy rate is considered one of the strongest markets with approximately 175,000 sf under construction.
