Ceridian is adding 6,412 sf of new space to its existing 113,568 sf at the Central Perimeter submarket site.

Ceridian and CarrAmerica officials couldn't be reached at GlobeSt.com's publication deadline to learn the value of the lease. But area brokers familiar with the submarket tell GlobeSt.com on condition of anonymity the estimated deal is valued at $2.4 million a year or a total $19 million, based on average $20 per sf rent.

300 Embassy Row is a 38-acre wooded park comprising five mid-rise buildings totaling 656,707 rentable sf, according to a prepared statement from CarrAmerica.

Cushman & Wakefield Inc. brokers Ken Ashley of Atlanta, and Gary buesgens and Sam Hollis of Minneapolis, negotiated for Ceridian. Thad Ellis, CarrAmerica's managing director for Atlanta, coordinated the transaction.

In Atlanta, CarrAmerica owns and manages 20 office buildings totaling two million sf. An affiliate, Carr Real Estate Services Inc., leases and manages an additional 1.5 million sf for third-party owners in Atlanta.
