PORTLAND, OR-Redevelopment of the five Blitz Weinhard Brewery blocks is proceeding with completion of construction on the first two blocks, and start of construction on two more scheduled for next year. Completion of the fifth one is expected in 2003.
Mark Edlen, a principal of Gerding/Edlen Development Co., confirmed to GlobeSt.com Thursday, that Block One will open March 2002 with Whole Foods Market occupying 50,000 sf of space and TyCom taking another 80,000 sf. "We're building out tenant improvements right now," Edlen says.
Construction of parking garages is proceeding with the parking under Block Two complete, the garage under Block Four 85% complete, and that under Block Five 75% complete. Renovation of the brewhouse at Block Two is continuing, with the steel for the 10 stories topped off two weeks ago. Since that time, Edlen says, leasing activity has been good, with only one 2,000-sf spot left to be leased.
Edlen's firm is working with a couple of users for the armory at Block Three. Construction has not begun, but construction documents are done and have been submitted to the city for design review. The hearing is set for November 14 on the proposed 14-story loft-style condo project containing 125 units. Edlen hopes construction can begin sometime this winter.
The Art Institute of Portland has already leased 7,500 feet of retail space on the ground floor of Block Four and 60,000 sf of office space on the second and third floors. Construction of the 10-story building is getting ready to come out of the garage. Completion of construction is scheduled for September 2002 for the three lower floors, with the seven upper floors expected to be completed by April 2003. The three lower floors will offer 100,000 sf of retail at grade and office in the above two floors. The upper seven floors will offer 168,000 feet of office space.
Schematic design for market-rate apartments at Block Five has been finished. In all, Edlen says 230 units are contemplated with retail at grade. If everything goes smoothly, he believes construction can begin in the summer of 2002.
