Strategic Partnerships will take 8,060 sf in the building, beginning Dec. 1 and expiring May 2003. The company, which moves from 111 Congress Ave., advises businesses in obtaining government contracts and provides other consulting services.
The deal quickly follows one that put Emissary LLC, a contract research organization, into 5,626 sf in the building at 6034 Courtyard Dr. just off Capital of Texas Highway. Derek Land of Endeavor Real Estate Group represented Trilogy and Don Cox of Don Cox Co. represented Strategic Partnerships.
David Sheldon of Endeavor tells GlobeSt.com that Trilogy, building owner Intco and Endeavor are working closely together to get tenants into the space. "Given the abundance of sublease space in the market and the fact that there's not a lot of demand out there, is that Trilogy has been really aggressive in getting deals done at Shepherd Mountain Plaza," Sheldon says. He says Trilogy, with the blessing of Intco, is being flexible on rents and making the leasing process as quick and easy as possible.
Furthermore, he says, "anything that's reasonable (a request from the prospective tenant), they're going for it." The parties concluded the Strategic Partnerships' deal in a week and did the Emissary deal in four days, according to Sheldon.
