The tenant will continue to occupy the 127,000-sf industrial facility that it rents from Arrow Electronics Inc., according to the terms of the 27-month agreement. Built in 1984, the facility features 24-ft clearance height, 4 dock-high and two ground level loading doors and a parking ratio of four to one. It is located at 10824 Hope St.

EDS was represented by a CB Richard Ellis team including brokers Brian DeRevere, Bob Goodmanson and Brad Bierbau. Sherie Yearton and Chris Cooper of Jones Lang LaSalle represented Arrow, which distributes electronic components.

The overall vacancy rate of the Cypress industrial market stood at 2.1% at the end of the third quarter, according to research by Cushman & Wakefield. The research also points out that there were no industrial projects under construction in Cypress at this time.
