Steve Rocher and Hubert Wen, both of the Houston office of Grubb & Ellis Co. represented ProDraft and the building owner, BGK Texas. Rocher tells GlobeSt.com that BGK is a Santa Fe, NM-based real estate investment firm that owns numerous properties nationwide.
Wen says ProDraft chose the office because of its central location. He adds that the market is shifting and the North Loop area is now more central to many business owners than the Galleria.
ProDraft's office is in a 12-story building, totaling 219,000 sf. The office structure is 93% leased and carries advertised rates ranging from $14.50 per sf to $15.50 per sf. Tenants in the 20-year-old building are signing on the average for 36 months to 60 months.
