Located on the southwest corner of Sample Road and State Road 7, the site is currently platted for the development of a 150-room hotel.

The Santa Fe, NM-based affiliate of Archstone-Smith Trust, the third largest apartment real estate trust in the country, needs Broward County Commission approval to amend a plat known as the Sample Road/441 Partners.

Acting on a staff recommendation, however, the commission has deferred a decision. The city of Coral Springs wants more time to review the application.

Archstone Communities has the backing of the Broward County Planning Council, which says the project complies with permitted uses described in the county's master land-use plan.

If it meets local regulatory approval, the proposed Coral Springs apartment project would become one of 240 multistory residential communities under the to Archstone-Smith ownership. Archstone-Smith is based in Englewood, CO., a Denver suburb.
