The 331,000-sf structure, owned by Buzz Oates Enterprises of Phoenix, also is home to Discount Tire Co., which holds a 58,000-sf spot in the just completed building. Marc Hertzberg of Grubb & Ellis Co.'s Phoenix office represented both sides of the deal.

Hertzberg tells GlobeSt.com that Las Vegas LA Express had been searching the market for a year before settling on the new distribution center. The Jan. 1 move-in nearly doubles the space that the firm has at a building located in the same submarket at the intersection of 37th Avenue and Buckeye.

The shell space includes 3,200 sf of office space and the included $2.50 per sf in a TI allowance. The Ontario-based Las Vegas LA Express has had a presence in the Phoenixmarket for about five years, according to Hertzberg.
