Albertsons is asking for changes to a planned unit development agreement that governs the mixed-use project off Bee Cave Road in Rollingwood, a small community adjacent to Austin. The Boise, ID-based grocery chain wants to increase the building's size to 57,000 sf from the 47,000 sf allowed under the PUD agreement. It also wants to extend the approved closing time to midnight from 10 p.m.
The grocery store would anchor 110,000 sf of retail development at the Mira Vista project, which also has a 125,000-sf office building that towers over Bee Cave Road. Carter & Burgess, a Ft. Worth-based engineering consultant, is to occupy about half of the building. Austin-based Live Oak Development is leasing and managing the office building. Cencor Urban Development is leasing the retail space.
Rollingwood officials have delayed a decision several times. In the last meeting on the project, the planning and zoning commission and the city council met in a work session, but came to no decision. The Albertsons issue is the only item on the agenda for tonight's meeting. The commission must vote by Nov. 23 in order for city council to vote Nov. 28.
The project is situated at the edge of a residential area. In public meetings about the project, residents have questioned the wisdom of allowing a bigger store and later hours. Representatives from Albertsons and Cencor did not respond to telephone calls about the project.
Albertsons operates a 24-hour, 65,000-sf store in the Village at Westlake shopping center about four miles west of the Mira Vista development. A Randall's grocery store is in the Westbank Market shopping center, about midway between the two Albertsons locations.
