The exact lease rate Broadlink will be paying was not immediately available, but the asking rate for the space was $1.85 per sf, monthly, full service. The move-in date is January, when build-out is slated for completion. Existing park tenants include Network Photonics, Westwave Communications and Triformix.

"This space will be a perfect fit for us," says Tom Hinds, vice president of IT, customer service and administration at Broadlink Communications. "Not only is the location central for our employees, but as a first-generation, built-to-suit space, the building is being designed to fit our company's specific needs."

Shawn Johnson of Keegan & Coppin represented Basin Street Properties in the transaction, while Dino D'Argenzio and Michael Flitner, also of Keegan & Coppin, represented BroadLink.

"The downturn that hit San Francisco and Silicon Valley has not reached the distinct North Bay sub-market with the same impact," says Scott Stranzl, vice president of Basin Street Properties. "Although capital expenditures are down at many companies, tenants appear to be continuing to move forward with both their short and long-term business plans."
