The new facility, at 760 Washington Ave., is located near the existing Russo Business Campus in this Meadowlands submarket community. Existing tenants at the campus include Coach Leatherware, First Union Bank, JP Morgan Chase, Boise Cascade and Bowne Digital Services.

The asset, which Ciappa calls "a rare build-to-suit opportunity in the Meadowlands," is located near both the Lincoln Tunnel and George Washington Bridge. Highway access is via I-195, I-80, and routes 3, 17 and 46.

Russo Development currently has a smaller build-to-suit under construction, scheduled for delivery in the second quarter of 2002. The 40,000-sf facility, located at 55 Railroad Ave. in Ridgefield, NJ, is similarly targeting office/warehouse use.
