But the report points out that London Heathrow--long seen as the hottest airport in property terms--has been overtaken, with many regional hubs showing faster rental growth for both office and industrial properties. Passenger numbers at regional airports have grown by 6.4% per annum in recent years, while London's airports have grown by 5.5%. Likewise, freight volumes handled have grown even faster at 9% for regional airports and 6.4% for London airports.
The report concludes that commercial property surrounding UK airports will continue to represent one of the strongest areas of investment and development in the UK, attracting premium values of around 20% above average and offering greater growth potential for the future.
