The building's tenant will be Corporate Express, a worldwide seller of office and computer supplies, imaging and computer graphics supplies, office furniture, document and print management, desktop software, promotional products, and other similar products. The company's broker for the deal, Trammell Crow's Chris Wood, says the company chose the build-to-suit route “rather than lease a typical spec warehouse facility that would have resulted in many functional compromises."

The building, to be developed by Hamann Construction, will provide approximately 20,000 sf of single story office space and a 21,000 square foot distribution warehouse designed to maximize the efficiency of Corporate Express' distribution operation. The facility will have 24-foot clear height, expansive column spacing, and 20 dock high loading positions. "This facility will enable us to handle twice the volume of product a typical 20,000 sf warehouse does," says Gary Gonsalves, president of Corporate Express' Southern California operation.

Jeff Hamann, president of Hamann Construction, says the transaction further solidified Poway's emergence onto the list of prime industrial and corporate headquarters markets. "During the past three years, Poway has proven time and again its ability to attract top tier companies with skilled labor resulting in higher payrolls," says Hamann, who was represented in the transaction by Ted Cuthbert of CB Richard Ellis. "Corporate Express compliments the prior moves of GEICO, First American Credco and Gateway Computers to name a few."
