The council said yes to a bigger footprint -- 57,000 sf – rather than the 47,000 sf called for in the planned unit development agreement for the site. The sticking point may come in the closing time -- 10 p.m. -- the council approved. Albertson's had sought an 11 p.m. closing, but residents of the surrounding neighborhood had wanted the doors closed and lights out at 10 p.m.
"Albertson's always told use they needed to be open til 11 o'clock to make the project viable," Tom Terkel, president of the project's developer Cencor Urban Properties, tells GlobeSt.com. "We're going to have to sit down with them to see what they think about that."
Officials of Albertson's did not respond to a GlobeSt.com request for comment.
Besides the Albertson's, the property has 42,000 sf for restaurant and retail development. "But none of that had been leased yet pending what Albertson's decides," Terkel says.
The property is off Bee Cave Road just west of MoPac Expressway in the southwest submarket. Albertson's operate a 24-hour grocery about four miles away at Bee Cave Road and Capital of Texas Highway.
The retail development shares the area with a separate office development, the 125,000-sf Mira Vista building. A Live Oak Development project, the building is set to open in February.
