The Lake Forest property stands at 23832 Rockfield Rd., at the intersection of Rockfield and Mercury. This location offers immediate access to the nearby Irvine Spectrum, as well as the Santa Ana 5 Freeway and the San Diego 405 Freeway. Encompassing 47,000 sf, the two-story building was 98% occupied at the time of sale. Major tenants include KinderCare, Abigail Abbott Staffing Services, Chiquita Brands Co. and World Savings.
The property's occupancy rates and prime location were major factors in the disposition, according to Robert. M. Campbell, CT Realty's president. "This sale was orchestrated at an optimum time in the market, given Rockfield's occupancy rate and the demand for this kind of flexible office space," Campbell says.
CT Realty was represented by John Griffin of Voit Commercial Brokerage's Irvine office. The buyer, the DeCarion Trust of Newport Beach, was represented by David DeCarion of Saratoga, CA-based Portola Investment GP Inc.
