Steve Durham of Durhman & Bassett Realty Group Inc. tells GlobeSt.com that the next phase, 100,000 sf, will open in 2002 with four pads for restaurants and a bank. The developers also are building out the area with construction of a centerpiece bridge that connects Canyon Ridge Drive to the shopping center's frontage road, which goes back to Dell Computer Corp.'s Parmer Lane campus. Other features include hike-and-bike trails.

The presence of Dell and Samsung Austin Semiconductor's plant on east Parmer jumpstarted the Interstate 35-Parmer area as another fast-growth retail location. "A lot's going to happen at that intersection over the next couple of years," Durhman says. "A Super Wal-mart's going in on the opposite corner, a couple of other boxes are ready to announce on the other corners."
