Project Manager Dan Clarey tells Globest.com that Gutierrez bought the 562-acre site last year from the Met Life Insurance Co. and plans to develop up to three million sf of office and R&D space in the Northborough area and another 800,000 sf of similar space in the Marlborough area. To date, Gutierrez has been given approval for construction of 600,000 sf in Marlboro and 95,000 SF on in Northborough. Clarey says Gutierrez is in the process of preparing its next presentation before the zoning board to get approval for more sites.

The land, which consists of 300 acres in Northborough and 262 acres in Marlborough is situated in the box between the Mass Pike, Rte. 495 and Rte. 290 with the new off ramp for Rte.495 being located in Marlborough. Clarey says the company hopes to attract high-tech concerns looking to relocate or expand. The company is "actively marketing " the project and can be ready to start construction as soon as a tenant is found. Gutierrez currently has properties along the Rte. 3 Corridor in the Burlington area.
