The property, which is located at 3000 E. Birch St., was 95% occupied at the time of sale. Known as Birchbrook Office Park, it encompasses 24,600 sf.

The unnamed family trust was represented by Joshua Levy and Martin Cohan of Grubb & Ellis' North Los Angeles office. The seller, Colorado-based Birchbrook Office Park LLC, was represented by Landon Wright and Michael Lawrence of Marcus & Millichap.

The Brea and La Habra regions had 401,183 sf of office property vacant at the start of the fourth quarter, according to research by Cushman & Wakefield. The office vacancy rate here hovered at 14.9% at the close of the third quarter, the Cushman & Wakefield report adds. Meanwhile, Orange County as a whole began the fourth quarter with an overall vacancy rate of 16.9%.
