Western expansion away from Detroit is now impacting the township, which lies along the I-96 freeway between Lansing, Ann Arbor (home of University of Michigan) and Detroit. The Township Planning Commission is holding public hearings on a $97 million plan to build a residential/industrial project on Milford Road, north of 12 Mile Road.

Developers Schonscheck Inc. and Beck Development and Building Co., both of Wixom, are presenting the hearings to gauge public opinion and proceed with the site approval process for a 189-acre vacant site.

Richard Hartigan, vice president of development at Schonsheck, tells GlobeSt.com his company wants to build 30 lots of research and light industrial buildings, each averaging about four acres, on more than 105 acres on the site.

These planned build-to-suit or lease buildings will each be about 35,000-sf, Hartigan says. This portion would cost about $65 million. The hearings have been beneficial and the company has made changes asked for by the residents, Hartigan tells GlobeSt.com. He would not elaborate on what the changes are. Schonsheck is still going through the site plan approval stage, he said.

For the other 83 acres, Beck will build 83 single-family residential homes and condominiums, for about $32 million, Hartigan says. The units will be high-end, costing roughly $400,000 each, would be the right use for the land and could be ready by 2005, Hartigan tells GlobeSt.com.

"It creates a transition between the existing industrial properties to the north and the residential homes to the south," he says. "Also, it takes a large, vacant parcel and puts it in harmonious use under the same owners."

Lyon is no stranger to new projects. Residential subdivisions have invaded the township, bringing retail and industrial uses in their wake.The Kojaian Cos. of Bloomfield Hills is talking with the township to build two large retail developments at the Milford Road exit ramp of I-96. The company wants to build more than 700,000-sf of retail space on 125 acres, for more than $110 million.

Quadrants Inc., a developer of business and industrial parks, is moving forward on a site plan for a 200-acre property for high-tech, distribution and light manufacturing uses in the township on Grand River Avenue. The development is expected to cost between $70 million to $100 million.
