Komex H20 Science Inc. is planning to move its headquarters to the Westminster location in January. The firm will occupy 19,000 sf at 5455 Garden Grove Blvd., according to the terms of the $2-million lease. It will relocate from its current headquarters at 5500 Bolsa Ave. in Huntington Beach.
William Hugron of Charles Dunn Co.'s Orange County office acted on behalf of Komex H20 Science Inc. The landlord, High-Rise Investors LLC, was represented by Roger Doebke of Simplex Realty.
Westminster's office sector led off the fourth quarter with one of the highest overall vacancy rates in the county. The overall vacancy rate here stood at 31.9%, with a sublet vacancy rate of 4.4%, according to research by Cushman & Wakefield. The figure was surpassed only by the Lake Forest and Foothill Ranch region, which reported an overall vacancy rate of 37.6% at the end of the third quarter.
