The 18,050-sf structure stands at 3445 Kashiwa St. It was acquired by IESCO Inc., a privately held firm that provides technical services to petroleum and petrochemical companies as well as to other involved in the energy business.

The property was sold by Topwin Corp., a manufacturing and distribution company based in Tokyo. IESCO has already begun moving into the building from its longtime headquarters in another part of San Pedro.

Frank Hillebrand and John Lasiter of Grubb & Ellis' South Bay office represented the buyer in the transaction. Jim Hammond and Tim Vaughan of CB Richard Ellis represented Topwin.
