Economy Shifts DFW Survivor Mindset Into Overdrive

DALLAS-Texas is known for its ability to soar when others plunge. The Lone Star State's survivor mentality is pushing full throttle to find ways to keep trade on the upside. Sept. 11 had its effect, but it's the slumping US economy that the region battles, say execs.

DALLAS-The Dallas-Ft. Worth “survivor” mentality is working full force as some degree of normalcy returns to the commercial real estate market. The region has reached the stage of “hope” in the 10-step grieving process, thanks to federally imposed economic stimuli post-Sept. 11. The underlying question is whether it’s enough to turn the tide when the calendar flips.

“We’re all anxious about 2002,” John Aldrich, president of Colliers International’s Dallas office, tells GlobeSt.com. That, he says, is because the “New Year deal” pipeline is hovering at 60% of what it normally is at this time of year. It’s not the fault of Sept. 11. If anything, he explains, Sept. 11 forced the government’s hand into meting additional interest rate cuts and economic adrenalin shots.

Aldrich believes the government’s response with economic energizers is the upside to September’s abrupt halt in business. “I think it will pick up quicker than it would have otherwise,” he says. “It’s caused some people who were thinking about doing something to do it.”
