Of the total space, 1,200 sf is built out for offices, and Eden Wood is targeting back-office users, as well as distribution and logistics. "In a market where competitive space is virtually obsolete, Jersey City is evolving from garment and trucking centers to accommodate today's commercial companies," according to Amy Neu, president of Eden Wood Realty. "This space is well-located for distribution and third-party operations looking to satisfy the trend toward outsourcing."
The building is near the NJ Turnpike and commuter rail service. According to Neu, the space is being offered at less-than-market rates.
Eden Wood Realty is a subsidiary of Neu Holdings, a 50-year-old private company. Eden Wood owns some 3.5 million sf of office and industrial space in New Jersey, Pennsylvania and California. Current projects include the 750,000-sf River Park Business Campus in Hanover Twp., NJ, and a 40-acre parcel set to house a 260,000-sf distribution center in the same community.
