The property is 51% owned by the Wells REIT and 49% owned by Fund XIII, L.P. The single-story building was completed about a year ago. The building sits on an 11.78-acre site. Its exterior features a combination of architectural precast concrete and glass. The building has 305 parking spaces.

Wells Real Estate Funds, which manages about $1 billion in assets for more than 46,000 investors nationwide, purchases existing and to-be-built class A suburban offices and industrial properties leased to long-term, Fortune 500 companies.
