Because of its size, plans for the 570-acre property require sign-off from the Atlanta Regional Commission. The land also will require rezoning from agricultural to planned-unit development, and annexation into Canton, according to published reports.

The landowner, Dobbs Trust, proposes single-family and multi-family homes, commercial and office space, and a 135-acre spot for walking trails and nature preserves, according to preliminary plans filed with the ARC. There is no developer attached to the project yet.

The other projects already planned for the north side of Canton include a sprawling industrial park and two subdivisions. And Technology Park/Atlanta Inc., the company that developed Johns Creek in North Fulton and Forsyth County, Technology Park in Gwinnett and Lenox Park in Buckhead, plans to develop The Bluffs of Technology Park, a 700-acre industrial park.

Also, a 1,225-acre project called Laurel Canyon has zoning approved for 2,200 homes and 50 acres of commercial space across GA 140.
