One of the largest office lease in Burlington this year, the space is located in a 135,000-sf building that Nokia leased in anticipation of its growth but after the economy slump decided to sublet. Mark Roth, a senior director at Cushman & Wakefield, tells GlobeSt.com the cell phone company will probably keep some space in the building. Nokia already leases and occupies a 135,000-sf building at 5 Wayside Road.

While Roth declined to disclose the lease rates he says that Nokia achieved rents on the sublease deal commensurate with first class office rents in Burlington. This area's office market has recently been hit hard by the recession but Roth notes that buildings such as this one are getting tenants. "There is definitely a flight to quality now like there was in the last recession," he points out, adding that the building has other potential tenants.

The building is owned by The Gutierrez Companies and is in an office park near Routes 128 and 95. Roth along with Mark Winters and David Townsend of Cushman & Wakefield's brokerage services group represented Nokia. Lenny Owens and Neil Schneider of McCall & Almy represented InterGen.
