Known as Spectrum 8 Distribution Building, the Class A facility contains 400,100 sf of industrial space. Built in 1991, the concrete tilt-up has a 26-ft clearance height. In addition, it is rail served and equipped with ESFR sprinklers. The facility is located in The Majestic Spectrum, a 525-acre master planned industrial park.

The Inland Empire offers industrial users two key advantages, according to a recent report by Grubb & Ellis. This region offers a wide range of new product, as well as rental rates well below those found in other Southern California markets.

Aside from users, the Inland Empire industrial market will also attract investors in 2002, according to the Grubb & Ellis report. "The industrial market, while taking a bit of a hit recently, will still be considered a very sound defensive investment in a weakening economy," the report says.
