Located at 9540-9550 Center Street, the center sits near the County Courthouse and the IBM/Toshiba Semiconductor facility. The Wiley Companies handled the transaction for both parties involved, and will stay on to handle the building's leasing activities. Rector Construction Company, in a joint venture called Rector/Thomas General Partnership, completed the building in 1989. The structure, which boasts a 20-ft high lobby, is actually two separate buildings connected by a second-floor catwalk.

RG found the property an attractive purchase for two reasons. "First of all, during the study period we reached an agreement to extend the County's leases--which were due to expire in a couple of years--for an additional term," RG Acquisitions Principal Glenn Rosenthal explains. "Now we have a building with long-term stability and cash flow." Rosenthal declined to disclose the length and specific terms of the lease. "Renewing the leases greatly increased the long-term stability of the asset," Rosenthal continues. "Secondly," he says, "the building came with a finished building pad for an additional 40,000 sf." While the company has made no firm decisions as to what will be done with the additional space, Rosenthal suggests that Prince William County "is a distinct possibility for the expansion."
