The transaction, which closed at the end of December 2001, has been a closely guarded deal. In fact, parties close to the deal offered no comment on reports that the sale fetched nearly $260 per sf for the complex that totals approximately 540,000 sf.

Douglas Harmon, managing director and partner with Eastdil Realty of New York City, was the exclusive sales agent for the 10 and 20 Westport Road buildings that were put on the market during the fall of last year. Harmon had no comment on the reports of the sale of the two buildings to the Teachers Insurance and Annuity Association.

Louis Dreyfus Property Group officials also issued a no comment response but did say through a spokesman that it would continue to manage the two properties.

The 10 Westport Road building, which totals nearly 200,000 sf, was first constructed in the early 1970s as the corporate headquarters for Richardson-Vicks Co. The 20 Westport Road property, a 335,000 sf building, designed by Kevin Roche, was completed last year.

Major tenants at the complex include: Louis Dreyfus Group, Deloitte & Touche, News America Marketing, Pan AmSat Corp., John W. Henry & Company and New Zealand Lamb Cooperative.

Louis Dreyfus' ownership interest in Connecticut now includes: Connecticut Place, a planned 23-story, 574,000 sf office building in downtown Stamford and River Plaza, a nine-story, 201,000 sf building at 9 West Broad St., in Stamford. The company also owns in Westchester County: Sutton Park office complex in Valhalla, a 400,000 sf office complex (100,000 sf existing, 300,000 sf planned) and Goldens Bridge, a planned 313,930 sf complex in the town of Lewisboro off Route 22. The company is also the designated developer for Midtown East Queens, a Class A office development project in Long Island City with approximately four million sf of office/retail space planned.
