Home Depot sits adjacent to the 26,107-sf, freeway-oriented retail center, located at 3910 East Vista Way. The shopping center is located on 2.81 acres in Oceanside. Its major tenants include Prudential California Realty, Carpeteria and SDG&E.
The buyer was Steve Manolakis. Madison Square Partnership was the seller. Vic Gausepohl and Kirk Allison of Colliers International represented the seller. Mike Pappas also of Colliers International represented the buyer.
Madison Square Partnership built the shopping center in 1987. In 2001, the Colliers team of Gausepohl and Allison brought the center from 55% to 85% occupancy before selling it in December. The property has gained value along with rising demographics in Oceanside, one of the fastest-growing areas in San Diego County.
