Robert Weisz, president of RPW Group, tells GlobeSt.com that the deal, which closed in December 2001, also included an existing Citibank branch building that is located at the Westchester Ave. complex. Weisz says that the complex is currently 95% leased and the remaining 5% of available space is expected to be occupied soon. He notes that the remaining space is the subject of negotiations with a number of prospective tenants. "We have a waiting list for space here," he notes.

The property's zoning designation for medical use definitely attracted RPW to the property, Weisz admits. "It is the best location in Westchester County, right alongside I-287 and all zoned medical," he says. Weisz adds that the Harrison Court complex is one of only a handful of commercial properties zoned specifically for medical use in Westchester County. He says that medical-related industries in Westchester have shown considerable growth in the past few years and are expected to continue to thrive despite the current economic downturn.

Antares Real Estate Services LLC, represented the seller in the transaction. Weisz reveals that his firm has hired Cushman & Wakefield of Connecticut as the exclusive leasing agent for Harrison Court.
