Spatial, a provider of 3D software components, will occupy the space in Building Seven at Westmoor Technology Park.

Regus' Netspace product provides Spatial with a complete, turnkey office space solution, which meets their changing business needs and eliminates the upfront capital expenditures that Spatial would have incurred with a conventional office space agreement, says Kevin F. Richey, one of the Fredrick Ross Co. brokers on the deal.

Richey says this is the largest lease signed along the corridor in recent months. ''I think this is really good news for the corridor,'' Richey tells GlobeSt.com. ''This is a bright spot in a market has had a lot of gloom and doom. It's also the fastest 50,000 sf lease I've ever done.''

Regus' class A facility features a client-tailored mix of fully furnished workstations, meeting rooms, high-tech telephone and data infrastructure, and a Cyber Café with the latest high-speed Internet access.

"We reviewed a variety of facility options and Regus presented the most flexible, cost-effective solution for our property needs," says Gale Boonstra, chief financial officer of Spatial Corp. "Our technical requirements are highly demanding and Regus' technology infrastructure helped us achieve our needs in a very short period of time."

"Spatial's need to secure a headquarters facility in an immediate time frame was met by Regus' ability to negotiate the Netspace agreement in less than two weeks,'' says Richey, a managing director at Ross. '' The Regus space was chosen by Spatial over the many competitive opportunities in the Denver/Boulder corridor because of the amenity-rich business park environment Westmoor offers its employees."

He says the entire park was attractive to Spatial because of its access to US 36 as well as its many amenities, such as nearby bike trails and its high-tech wiring, which even allows people to connect their laptops outside.

Spatial Corp., now with its US headquarters in Westmoor, will add approximately 100 employees to the park. Spatial also has offices in Germany, France, Japan and the United Kingdom.

Regus recently appointed Frederick Ross as its broker partner for its four Denver class A Centres. Richey and Jamie Gard exclusively represented Regus, in the transaction with Spatial. Chris Nordling and Rodney Foster of Frederick Ross Co. represented Spatial in its search for its headquarters office.

Spatial is a Dassault Systèmes S.A. company. It develops, markets and supports 3D components used for geometric modeling, visualization and other uses.
