For example, it's ''green'' lighting and ventilation package will save about $4,00 per year in energy costs.
The outside air and daylight are used to increase the energy efficiency for the building being developed by Iron Flats LLC. Windows open, so people won't turn on the air conditioning as readily when they get hot.
Task lighting, indirect lighting versus overhead fluorescents, and higher, larger windows eliminate the need for overhead lights in open office areas, cutting down on electricity usage.
A few private offices are located along the core, instead of on the outside walls. They have glass doors and sidelights to bring light from the exterior into the center of the room.
Custom work stations will sport glass panels to bring in more daylight. Carpets in the building can be recycled into new carpet when it needs to be replaced. This created a ''closed loop' on the product, which will never end up in a landfill.
Break rooms and workrooms will have linoleum floorings derived from linseed oil and backed with natural fibers. Bamboo floorings, a quickly renewable material, are used in the third floor lounge and conference areas. Natural slate floorings are used in entryways and restrooms.
Oz Architecture designed the building and donated $20,00 in services. The contractor was Deneuve Construction Services, which donated $150,000 in services.
