Building owner Swig Burris Equities was represented in both transactions by Cushman & Wakefield Inc., which has the exclusive leasing contract for the building. Wall St. Planning, an affiliate of MetLife, was represented by Ray Sauerbrey of Dalton Reid, LLC and William S. Hocking of William S. Hocking Realty Services Inc., while Buchanan was represented by Fred Green.

"These leases further evidence solid commitment to 48 Wall St. and the strength of the downtown commercial office market. We are confident that we will be fully leased within the next six months," said Jonathan Dean, senior director, Cushman & Wakefield.

The parties involved would not reveal details of the 10-year leases. However, the published asking rent for available space in the building is $49 per sf.

The 34-story office tower, built in 1927, was previously occupied by The Bank of New York. Swig Burris Equities, LLC, in association with Kirkpatrick MacDonald and Bryce MacDonald of MacDonald & Cie, acquired the building and land in 1998.

Swig Burris Equities, LLC is a real estate development, investment and management firm based here. Over the past 20 months, the company has completed and is developing approximately $350 million in real estate acquisitions.
