Spectrum then used the individual sections, which on average are 60 by 10 feet and weigh about 29 tons each, to construct a second-level parking area for a new office/showroom facility, the Spectrum Commerce Center. The second level will serve as the parking deck for the new center so tenants can enjoy the landscaped grounds and outdoor areas.

Company officials say the new approach addresses the problem of what to do with existing building materials that are being replaced by new construction in the same location.

"It not only recycles thousands of tons of concrete and other material, it reduces demolition dust, doesn't consume precious landfill space, and will provide some tenant parking for our airport-related building," says Rick Morphew, president of SpectrumDevelopment.

Spectrum Development Group specializes in property development requiring large parking facilities.

In addition to what was the upper deck of a parking facility where rental car companies kept their vehicles, Spectrum salvaged all of the columns and beams.

The construction project is by far the largest reuse of an existing structure in Minnesota, and perhaps the US. The concrete construction of the new office facility diminishes any surrounding airport noise, allowing for quiet office space.

Phase one of the project is more than 125,000 sf, of which Pan Am International Flight Academy has signed on for 70,000 sf. Phase two has been started and will add 75,000 sf and phase three will add an additional 100,000 sf of contiguous space to the SpectrumCommerce Center. The building parking offers more than 1,850 parking spaces.
