Entertainment company Herzog Productions, and Media Temple, a web hosting and software services firm both signed subleases for the remaining four years that eBuilt has with its existing landlord at 4640 Lankershim Blvd. Both companies will share eBuilt's fourth-floor space at the six-story, 70,000-sf office building located near the heavily traveled 101, 134 and 170 freeway interchange, in what is considered the heart of the emerging NoHo arts district.
Herzog Productions, with approximately 20 employees, will occupy 5,813 sf and is relocating from its current location at 4421 Riverside Dr. in Burbank. Media Temple will be expanding its operation as it moves from smaller offices at 655 N. Central in Glendale.
According to eBuilt's representative, Robert D. Erickson, a broker with Cushman & Wakefield, the two transactions are indicative of the competition landlords are facing from last year's tenants. The inventory of sublease space in the San Fernando Valley increased to 3.6% from 1.3% over the past calendar year, according to Erickson. This abundance of vacant and relatively affordable space provides prospective tenants with a myriad of options not seen in more than two years.
