Founded in 1913, Welbeck supplies retailers including Laura Ashley. It is relocating from a smaller unit on a nearby site will use its new premises for manufacturing and storage.
Saville Gordon purchased the 460,000-sf estate from Resolution in October 2000. Other tenants include Boots the Chemist and Durestra Upholstery.
Saville Gordon property director John Keogan said: 'This unit represents over 13% of the estate and we are delighted to have leased it to Welbeck. Flexilet has now established itself as the flexible leasing product for the industry but conventional deals such as this remain appropriate for many of our customers.'
