Five Seasons's 55-acre project involves 55 residential units as well as a 120,000-sf country club that would include tennis courts, swimming pools and a banquet facility that could accommodate 300 people. The site is zoned for single-family residential use and according to Yvonne Johnson, an administrator with the town's zoning board, the developer needs to submit an article to Town Meeting to get it rezoned.

Johnson tells GlobeSt.com that it is not going to be easy for the developer to get the area zoned for commercial use in an area that is so heavily residential. She notes that that at the recent public hearing "most [residents] were against" the project. Their concerns, she says, are with the density and the commercial aspect of the plan.

She adds that the town is trying to work some affordable housing into the project--which is geared towards seniors 55 and over--but it is unclear if they will be successful. But she adds that the developer has emphasized that this will not be a gated community and the country club will be open to the public.
