The buyer, Ashby Enterprises, has paid $4.4 million for the property. It is located at 32951-32967 Calle Perfecto.

Ashby Enterprises was represented by Ashwill Associates. Louis Tomaselli, Mitch Zehner and Rob Socci of Voit Commercial Brokerage's Anaheim Metro office acted on behalf of the seller, Capistrano Real Estate Partners.

News of the transaction has come as the level of negative net absorption here has begun to abate somewhat. January's net absorption for the South Orange County industrial market was negative 31,531 sf, according to a recent report by Lee & Associates – Irvine Inc. This figure marks a significant improvement from December, when net absorption for the South Orange County industrial market stood at negative 676,290 sf.

Although January saw the addition of nearly 250,000 sf of new construction added to the inventory, the Lee & Associates report points out that there are very few projects currently under construction.
