"We believe the Sterling Heights market is good," says Walter Cueter, president of the company. "We've actively pursued a number of developments here. We think it's a good community to do business in. There's good schools, low crime, and everything such as retail and jobs are close."
About 50 condominium units will be built on 10 acres along 18 Mile Road, Cueter says. These condos will cost about $250,000 each, he adds. The site was rezoned last year to allow the condominiums. He's building another phase of Avalon Woods condominiums along Dequindre Road, with another 31 units. Each unit will cost at least $250,000, he says.
That site is now being prepped for construction, as is another 40-acre site for about 280 condominiums and 10 acres for up to 100,000 sf of retail and office development on M-59, near Ryan Road. The multifamily units will cost about $200,000, he says.
Cueter tells GlobeSt.com he's already got a few hundred multifamily units completed in the city, and the demand is high for more. The projects are going up in the northeast end of the large city, in one of the last undeveloped areas of Sterling Heights. More recent developments in the area include a Star Movie Theater, Wal-Mart and other retail strip mall stores at the southwest corner of M-59 and Mound Road.
Residents moving into the area are mostly north from the southern Macomb County suburbs like Warren and Eastpointe, though many long-time Sterling residents are starting to make the move farther north in the county to Shelby and Washington townships.
