State Farm Insurance is the sole tenant of the building. State Farm has occupied the building for the past five years.

''This particular submarket has been virtually unaffected by the recent downturn in the Denver office market,'' says Steve Suechting, who, along with fellow Trammell Crow Co. broker Doug Arnell represented Archon.

The current office vacancy rate is 11.1%, according to Arnell, and there are no speculative buildings under construction.

The office building is the second acquired by Watumull Properties in the West 6th Avenue area in the past few years. Brad Calbert of Colliers Bennett & Kahnweiler represented Watumull in the transaction.

Watumull is seeking additional real estate investments in the Denver area.
