The MCR Web-based marketing tool was developed by brokers Tom Wanberg and Chad Brue on Grubb's investment properties group.

The MCR provides more than 12,000 images. Clients can learn about access issues, competition, new construction, and lease and sale comparables. The proprietary software can be tailored to clients, with specific information can be projected on screens and highlighted with a laser pointer.

The high-tech presentation is supplemented by research by brokers Murray Platt and Doug Viseur of the industrial group. Platt and Viseur highlight features of the Coors building such as its 18-foot clear ceilings, dock-high loading, 40,000 sf of refrigerated warehouse, fenced yards and its location at the nexus of the two largest Interstates in metro Denver.

They also use aerial photographs plus individual photos of commercial buildings in the neighborhood.

''Our ability to provide prospects with a general overview of metro Denver and then drill down level by level until we can show the site plan and office layout is appealing to many of our clients,'' Viseur says.
