According to a Construction Industry Research Board report, permits were pulled for 984 multifamily units in January, the strongest month since January of a year ago, when permits were pulled for 1,176 multifamily units.
However, new commercial construction, which includes both office and retail buildings, amounted to just $5 million for the county in January. For the same period a year ago, some $70.5 million in commercial permits were pulled.
Office construction is at a near standstill because landlords are still trying to fill existing space in places like Sorrento Mesa, North University City and Del Mar Heights.
Industrial construction activity was even quieter than office and retail, with only $1.41 million in permits pulled last month -- less than one-third of the $4.13 million amount recorded in January 2001. Vacant space still needs to be filled in places like Otay Mesa, Vista, Carlsbad and Oceanside in the north, before more large-scale development can be justified, builders say.
